Guidelines designed to protect the serenity of our natural surroundings and ensure a premium experience for all guests.
The Estate & Occupancy
Capacity:
The Estate sleeps a strictly enforced maximum of 8 guests. To protect the local ecosystem and our furnishings, no pets are allowed.
Registered Guests Only:
The Estate is strictly for the use of the original booking party. Subletting, transferring the reservation, or inviting unregistered visitors is strictly prohibited.
Age Requirement:
The lead guest securing the reservation must be at least 21 years of age and must be present for the duration of the stay.
Peace & Quiet:
Relaxation mode is ON. Because we are located in a protected nature zone in Ierapetra, we maintain a strict no-party, no-event, and no-excessive-noise policy.
Check-In & Financial Terms
Timing:
Standard Check-In begins at 3:00 PM. Check-Out is at 11:00 AM to allow our team to perfectly prepare the Estate for the next arrivals.
Government Registration:
In strict compliance with Greek tax authorities (AADE), the lead guest must present a valid passport or National ID upon arrival.
Flexible Stays:
A 25% deposit is charged at booking. This is 100% refundable up to 30 days before arrival. Cancellations within 30 days are non-refundable.
Long-Term Retreats:
Due to our heavily discounted monthly rates and long-time commitment, these bookings require a 100% non-refundable payment at checkout.
Estate Safety & Liability
Estate Safety:
For your absolute peace of mind, the Estate is fully compliant with local electrical regulations and is equipped with fire extinguishers, smoke detectors, emergency safety lighting, and comprehensive liability insurance.
Guest Responsibility:
Guests are responsible for their personal belongings. The Estate owners assume no liability for accidents, injuries, or personal property loss occurring on the premises.
Commercial Filming:
The Estate is for private enjoyment. Commercial photography or filming is not permitted without prior written consent.
Estate Integrity:
To preserve the pristine condition of the Estate and the tranquility of our local community, we strictly enforce our House Harmony rules. In the rare event of severe violations (such as unauthorized events, exceeding maximum occupancy, or intentional property damage), we reserve the right to immediately terminate the reservation and request guests to vacate the premises without a refund.
House Harmony Rules
The "No Sand" Ritual:
Sand causes severe pipe clogging. We kindly require all guests to use the garden hose to rinse sand off before entering the Estate or using indoor showers.
The Greek Plumbing Rule:
Our pipes are delicate. Please do not throw paper in the toilets; use the small bins provided.
Energy Conservation:
Please close all windows when the AC is running, and turn off all units when leaving the Estate to explore the beaches.
Fresh Air Only:
Smoking is strictly permitted in the garden only, not inside the home.
Exceptional Cleaning:
A standard €125.00 Final Cleaning Fee is applied to all reservations. However, violations of our Fresh Air (smoking indoors) or No Sand policies that require deep commercial cleaning will incur an additional €150 surcharge.
